For a buyer, it is really two, the Space Coast and the Treasure Coast, shaped by the same underlying economic engine but sitting at different points on the price and density curve. This is a plain orientation to how the geography, the economy, and the price bands actually break down, so you can tell quickly which stretch fits what you are looking for.

Where the Space Coast ends and the Treasure Coast begins

The Space Coast is Brevard County 12, the barrier-island and mainland corridor anchored by the Kennedy Space Center and Cape Canaveral, running from Titusville in the north through Cocoa Beach, Merritt Island, Melbourne, and Palm Bay. It is the larger of the two by population: roughly 658,000 residents as of the U.S. Census Bureau's 2024 estimates 4. South of it, the Treasure Coast commonly refers to the three counties of Indian River, St. Lucie, and Martin 3, a conventional regional name rather than a formal Census designation. Indian River County, home to Vero Beach, is the northern and most luxury-weighted of the three, with roughly 172,000 residents 5. The barrier islands here are narrower, the communities smaller, and the market weighted higher.

The dividing line most buyers actually feel is not a county sign; it is a change in register: from a broad, working, aerospace-driven market to a quieter, lower-density barrier-island one.

The aerospace economy that drives demand on both

What ties the whole corridor together is the space industry. The Kennedy Space Center is one of Florida's largest single economic engines: as of NASA's FY2021 economic impact report, the spaceport supported roughly 12,312 on-site employees and generated an estimated $5.25 billion in economic output and more than 27,000 jobs across the state 6.

The private side has grown alongside it. SpaceX flies from Launch Complex 39A and Space Launch Complex 40 at the Cape; Blue Origin operates a manufacturing campus at Exploration Park 9; and L3Harris Technologies is headquartered in Melbourne 10. Brevard County's space-sector workforce nearly doubled in six years: from 7,847 workers in 2017 to 14,828 in 2023, per Economic Development Commission of Florida's Space Coast records reported by Florida Today 7.

The launch cadence is the most visible sign of it: the U.S. Space Force recorded a record 93 launches from the Cape Canaveral Eastern Range in 2024, the busiest spaceport in the world that year 8. For a buyer, the practical takeaway is that a meaningful share of demand across this coast comes from year-round aerospace employment, not only from seasonal or second-home buyers, and it reaches up and down the whole corridor, well past the county line.

Price bands by geography, not by brand

As a rough orientation (and market figures move month to month), the two counties' general-market medians sit in a similar range: Brevard County's median sale price was near $366,000 in May 2026, and Indian River County's near $364,000 in April 2026, per Redfin 1112.

Those medians describe the broad market. The luxury tier sits well above them and is concentrated where the geography allows it: direct-oceanfront and deep-water barrier-island sites, which are scarcer on the Treasure Coast's narrow islands and sit at the top of the curve.
