Most people relocating to Florida's Space Coast arrive with the same short list of questions: where do the jobs sit, where do the beaches begin, how far is the nearest airport, and where should a home search actually start. This is a plain orientation to all four. It is written for out-of-state buyers who are looking at Brevard County for the first time and want the practical shape of the place before they spend a weekend driving it.
Who moves here, and why
The Space Coast is Brevard County 1, the mainland-and-barrier-island corridor along Florida's Atlantic coast anchored by the Kennedy Space Center. It is a mid-sized county, with roughly 658,000 residents as of the U.S. Census Bureau's 2024 estimates 3, and its defining feature as a place to live is the industry it is named for.
A large share of local demand is tied to year-round aerospace employment, not to seasonal or vacation traffic. The Kennedy Space Center is one of Florida's largest single economic engines: as of NASA's fiscal year 2021 economic impact report, the spaceport supported roughly 12,312 on-site employees and generated an estimated $5.25 billion in economic output and more than 27,000 jobs across the state 4.
The private side has grown alongside it. SpaceX operates from Launch Complex 39A at the Kennedy Space Center under a long-term lease with NASA 5; Blue Origin runs launch facilities at Cape Canaveral plus a co-located manufacturing campus at Exploration Park 6; and L3Harris Technologies is headquartered in Melbourne 7. The launch cadence is the most visible sign of the whole cluster: the U.S. Space Force recorded 93 launches from the Cape Canaveral Eastern Range in 2024, the busiest spaceport in the world that year 8. Taken together, this is a steady, employer-anchored economy 2 rather than a purely seasonal one.
Not everyone moving here works in aerospace. The county also draws retirees and second-home buyers who want beach access and a warm climate, along with the families and remote workers who follow the employers. For a buyer, the useful point is that the Space Coast is a working market with year-round residents, which shapes everything from school enrollment to how quickly well-located homes move.
The geography: mainland, lagoon, barrier island
The most important thing to understand about Brevard County is that it is built across two land masses separated by water. The mainland holds most of the county's population, its commercial corridors along U.S. 1 and Interstate 95, and the larger inland cities of Titusville in the north, Cocoa and Rockledge in the center, and Melbourne and Palm Bay in the south. East of the mainland runs the Indian River Lagoon, and east of the lagoon sits a long, narrow barrier island fronting the Atlantic.
The beach towns line that barrier island from north to south: Cape Canaveral and Cocoa Beach near the port, then Cocoa Beach south into the residential stretches, then Satellite Beach, Indian Harbour Beach, Indialantic, and Melbourne Beach at the southern end. Merritt Island sits between the mainland and the barrier island, bounded by the lagoon on both sides. Causeways connect the pieces: a home on the beach and a job on the mainland means a bridge crossing in the daily commute, so where you buy relative to where you work matters more here than in a single-land-mass town.
“A home on the beach and a job on the mainland means a bridge crossing every morning. Where you buy relative to where you work is the first practical question.”
Practical relocation facts
Airports
Melbourne Orlando International Airport (MLB) sits in Melbourne itself and handles scheduled domestic service along with general and business aviation 9. For a wider set of destinations, Orlando International Airport (MCO), one of the country's larger passenger airports 10, is roughly an hour to an hour and a quarter northwest by car, depending on where in the county you start. Between the two, most out-of-state travel is straightforward to plan.
Commute corridors
Interstate 95 runs the length of the county north to south and carries most of the through traffic; U.S. 1 parallels it closer to the lagoon and threads the older downtowns. State Road A1A runs the barrier island. The commute that shapes daily life for many residents is the east-west one, across a causeway between a beach-side home and a mainland or Kennedy Space Center workplace. If a short, predictable commute matters to you, it is worth mapping your likely workplace against a few candidate neighborhoods before you narrow the search.
Climate
Brevard County has a subtropical climate: warm and humid summers, mild and dry winters, and an ocean influence that moderates temperatures on the barrier island. It is an outdoor-oriented place for much of the year, which is a large part of why people move here in the first place.
State income tax
As a matter of Florida law, the state does not levy a personal income tax on the income of natural persons who are residents. This limit is set in Article VII, Section 5 of the Florida Constitution 11. It is stated here as a plain fact of the state's tax structure, not as financial advice. Tax situations are individual, and anyone weighing a move should confirm how their own circumstances would work with a qualified tax professional or attorney.
How to orient a home search across price bands
The Space Coast covers a wide range of housing, and the most common relocation mistake is trying to search the whole county at once. It helps to fix two things first: your price band, and how close to the water you want to be. Those two decisions do most of the work of narrowing the map.
- The general market, single-family homes and condominiums across the mainland cities and inland neighborhoods, is where most relocating families begin, and it spans the broadest range of prices and commute options.
- The barrier-island and lagoon-front tier, from beach-side condominiums to riverfront and oceanfront single-family homes, sits higher on the curve and is a smaller, more specific inventory.
- The upper luxury tier, direct-oceanfront and deep-water estates, is a distinct search with its own inventory, its own questions, and its own pace, and much of the best of it moves through private conversation rather than a broad public scroll.
A useful starting move is simply to see the range. You can browse the Space Coast market on MaxxCity Homes across price points and neighborhoods to calibrate what a given budget buys where, before you commit to a corner of the county. Once the price band and the water question are settled, the search gets much smaller and much faster.
A first conversation, before the first weekend
The buyers who relocate here most smoothly are usually the ones who had one orienting conversation before they booked a scouting trip: what the work commute really looks like, which stretch of coast fits the way they want to live, and what their budget buys in each part of the county. That is the call worth making first.
We handle relocations from out of state as a regular part of the practice, and our relocation service is built for exactly this: pointing a buyer toward the right neighborhoods and the right search before a single showing is booked. If you are considering a move to the Space Coast, that first conversation will save you a weekend of driving the wrong corridors.
