Privacy Policy

MaxxCity Realty LLC (“MaxxCity Realty,” “we,” “us,” or “our”) respects your privacy and is committed to protecting the personal information you share with us. This policy explains what we collect, how we use it, and the choices available to you. It applies to maxxcityrealty.luxe and to the dedicated listing websites we operate, including 211beachside.com.
1. Information We Collect
Personal information you provide
When you submit a showing request, contact form, or newsletter signup, we collect the information you enter: typically your name, email address, phone number, and any optional details you include (such as timing preferences, agent information, or the nature of your inquiry).
Technical data collected automatically
When you visit our site, we may collect technical information including your IP address, browser type, device information, pages visited, and referring URL. This data is collected through standard server logs and, subject to the analytics choices described in Section 7, Google Analytics. Our forms are protected by Cloudflare Turnstile, which receives your IP address and browser signals in order to distinguish a person from an automated script.
Cookies
Our site may use cookies and similar technologies to improve your experience, analyze traffic, and remember preferences. You can control cookie behavior through your browser settings. 2. How We Use Your Information
- Responding to your inquiries, showing requests, and contact form submissions, including direct outreach from the broker or a licensed agent to discuss your inquiry
- Sending property information, market updates, or newsletters you have opted into
- Improving website functionality and user experience
- Complying with Florida real estate laws and regulatory obligations
3. How We Contact You
When you submit a form on our site, we will respond to your inquiry by email. We will call or text the phone number you provide only if you separately check the consent box on that form. Checking it is optional, and it is never required to use this site, to receive a response, or to obtain any service. Outreach is conducted by the broker (Bruce Malyon) or a licensed agent directly involved with your request, and is limited to the subject of your inquiry and to any properties or services we reasonably believe are relevant.
Text/SMS communication is governed by our SMS Policy. You may opt out of text messages at any time by replying STOP, opt out of email marketing by using the unsubscribe link in any marketing email, and decline phone outreach by telling the broker directly. Opting out of marketing does not prevent transactional communication necessary to complete a transaction you have initiated.
4. How We Share Your Information
We do not sell your personal information. We do not share your personal information with third parties for their marketing purposes. We may share your information only with:
- Licensed agents within MaxxCity Realty who are directly involved in your inquiry or transaction
- Service providers who assist with website hosting, email delivery, and business operations, subject to confidentiality agreements and limited to what is necessary to provide their service
- Cooperating brokerages and licensed agents when required to facilitate a real estate transaction you have initiated
- Legal or regulatory authorities when required by law or to protect our rights
5. Data Retention
We retain your personal information only as long as necessary to fulfill the purposes described in this policy, or as required by Florida real estate record-keeping regulations. You may request deletion at any time (see Section 7).
6. Security
We use reasonable administrative, technical, and physical safeguards to protect your information. However, no method of electronic transmission or storage is completely secure, and we cannot guarantee absolute security.
7. Your Rights
Wherever you are, you may:
- Request access to the personal information we hold about you
- Request correction or update of inaccurate information
- Request deletion of your personal information, subject to applicable record-keeping requirements
- Opt out of marketing communications at any time
- Turn analytics off at any time using the analytics control in the footer of any page. It reads Withdraw analytics consent while analytics is on, and Cookie Settings otherwise. It takes one click, and it deletes the analytics cookies already stored for this site. Turning it off does not affect anything we did while it was on.
If your browser sends a Global Privacy Control signal, we treat it as a refusal of analytics automatically and do not ask.
If you are in the European Economic Area, the United Kingdom or Switzerland, you also have the right to object to or restrict processing, the right to receive your information in a portable format, and the right to lodge a complaint with your national data protection supervisory authority.
Our lawful bases, and how analytics differs by location. If you are in the European Economic Area, the United Kingdom, Switzerland or Canada, we place analytics cookies only with your consent, asked for by a banner before anything loads. Everywhere else, analytics is on by default and we rely on our legitimate interest in understanding how this site is used. You can object at any time using the analytics control in the footer of any page, and we treat a Global Privacy Control signal from your browser as an objection automatically, without asking. Separately, we rely on the performance of a contract or steps taken at your request for handling an inquiry about a property, and on our legitimate interest in operating and securing this site for server logs and bot protection.
Where your information goes. If you allow analytics, Google Analytics transfers the data it collects to Google LLC in the United States. Google is separately a recipient in a second way: our listing sites embed a map and a property film that Google provides. Where those embeds load, your IP address, browser and the address of the page you are on are disclosed to Google LLC in the United States. In the EEA, the UK, Switzerland and Canada they load only if you press the button on their placeholder; everywhere else they load with the page, so that disclosure happens whether or not you allowed analytics. Our Cookie Policy sets out the detail and the ways to avoid it. Our email, hosting and form processing are also carried out in the United States. Transfers from the EEA, the UK and Switzerland rely on the European Commission’s standard contractual clauses or an equivalent approved mechanism offered by the provider. You can request a copy of the safeguards we rely on using the contact details in Section 10.

8. Third-Party Links
Our site may contain links to third-party websites (such as MLS platforms, the Better Business Bureau, or social media). We are not responsible for the privacy practices of those sites and encourage you to review their policies independently.
9. Changes to This Policy
We may update this privacy policy from time to time. Changes will be posted on this page with a revised date. Where a change materially affects how we handle your information, we will ask for your consent again rather than treat continued use of the site as agreement.
