MaxxCity Realty is a flat-fee brokerage serving Florida's Space Coast and Treasure Coast, from Melbourne and Cocoa Beach south to Vero Beach and Stuart. Below are direct answers on our flat-fee structure, buying and selling with us, and what to expect working with a small, broker-led team.

The Flat-Fee Model

A percentage commission scales up with the sale price. Our flat fee is negotiated once, in writing, before you sign, and it delivers the same full-service representation at any price point. What you pay is set directly with us, not calculated as a percentage of your sale.

The fee covers listing strategy, MLS placement, showing coordination, contract negotiation, and transaction management through closing. Photography, video, and staging are coordinated by us but paid directly by the seller, so you see exactly what every marketing dollar buys instead of folding it into a percentage.

Every fee is negotiated directly with the seller before the listing agreement is signed, based on the property and the scope of work involved, and put in writing up front. It stays fixed regardless of sale price, so a seller of a higher-priced estate pays for the same representation, not a proportionally larger bill.

No. The flat fee covers the same core services as a full-service listing: strategy, MLS placement, showing coordination, negotiation, and transaction management. Photography, video, and staging are still coordinated by us. They're simply billed to the seller as a visible, itemized cost rather than absorbed into a commission.

The flat fee we negotiate with you as the seller covers the listing side of the transaction. Any compensation offered to a cooperating buyer's agent is a separate line item, discussed and agreed to with you before your property goes to market, and disclosed in the listing agreement.

Selling With Us

Yes. Many properties along this coast never reach the open MLS. We maintain relationships with owners and their advisors across the Space Coast and Treasure Coast and can share select properties with qualified buyers before or instead of a public listing. Any decision to list on or off the MLS follows the rules of the local MLS and is made with the seller's informed consent.

Preparation starts with a walkthrough to assess condition, staging, and photography timing, followed by a written marketing plan and a pricing discussion grounded in recent comparable sales. From there we coordinate photography and video, prepare disclosures, and get the listing live on the MLS and syndicated portals, with every step scheduled and communicated in advance.

Every listing is placed on the MLS and syndicated to the major public portals, the standard distribution channel for any brokerage. What we build around that is specific to the property: professional photography and video, a written strategy for that listing, and direct promotion to our own network of buyers and cooperating agents across the Space Coast and Treasure Coast.

Every listing has one agent and one accountable person. The agent you meet stays with your file start to finish, and Bruce Malyon, Broker/Owner, is personally involved in each transaction. There's no hand-off to a transaction coordinator or a different team member partway through.

Buying With Us

We represent both buyers and sellers, though not usually on both sides of the exact same transaction. Buyer representation follows the same flat-fee, full-service approach as our seller work: property search, showings, negotiation, and guidance through closing, with a written representation agreement in place before we begin touring homes together.

Florida law does not allow one agent to act as a full fiduciary to both the buyer and the seller in the same deal. Most of our transactions operate under Florida's transaction broker relationship, which provides limited, non-fiduciary representation to both sides with full written disclosure. Any relationship and its limitations are disclosed to you in writing before you sign anything.

Since August 2024, national MLS rules require a signed, written buyer representation agreement before touring homes with an agent, and compensation is no longer displayed on the MLS. As your buyer's agent, we discuss compensation with you directly before you tour any property, so there are no surprises later in the process.

Yes. Our concierge relocation service is built for buyers moving to the Atlantic coast from another state: pre-arrival research, neighborhood matching, area tours, viewing trips, and support after closing, so the move feels like an arrival rather than a logistics project.

Working With the Broker

You work directly with your MaxxCity Realty agent from the first conversation through closing, and Bruce Malyon, Broker/Owner, is personally involved in every transaction the firm takes on. With a small team, there is no call center and no rotating assignment: the person you meet is the person who sees your transaction through.
