Routine maintenance, vendor coordination, hurricane preparation, and the pre-arrival residence prep that means you walk into a move-in-ready home rather than one that needs a day of reset. Kept hands-on by holding the portfolio small rather than scaling it.

What property management covers

  • Routine maintenance coordination

    Lawn, pool, HVAC service intervals, exterior care, gutter and driveway upkeep, scheduled and supervised on the property's own cadence, not the vendor's.

  • Vendor sourcing and supervision

    A vetted vendor list across the coverage area. We hire, supervise, and pay the trades; you receive a single coordinated point of contact rather than juggling six.

  • Hurricane and severe-weather prep

    Storm shutter deployment, outdoor furniture securing, generator readiness, and a post-event inspection as soon as authorities permit access to the property. Reports and photos delivered before you ask.

  • Pre-arrival residence prep

    Notified ahead of an arrival, the residence is ready: A/C dialed to set point, perishables stocked, fresh linens, lights on the right schedule. Move-in ready at the curb.

  • Quarterly written reports

    Photo-illustrated condition report each quarter: work completed, recommended attention items, vendor invoices summarized. Owner-facing transparency, not opaque flat-fee silence.

Where we manage

Brevard County is the operational base: Melbourne, Melbourne Beach, Indialantic, Indian Harbour Beach, Satellite Beach, Cocoa Beach, Cape Canaveral, and Merritt Island. The brokerage's vendor network is densest here.

Indian River County (Vero Beach barrier island) property management is available on request for owners of brokerage-represented residences; the portfolio there is intentionally small.

  • You're looking for long-term rental management as a primary service: off-portfolio; refer to a specialist.
