An arrival, not a relocation.

For buyers moving to Florida's Atlantic coast from out of state. The brokerage runs the pre-arrival research, narrows the geography before your first scouting trip, coordinates a tight viewing schedule during your visit, and stays close through the post-close transition. The default relocation experience is two or three wasted trips driving the wrong towns; we replace that with one well-prepared visit and a closing.

How relocation runs

  1. Step 01

    Discovery call

    30-60 minutes by phone or video to understand your budget, your timing, and your must-haves. No travel required to begin.

  2. Step 02

    Pre-arrival shortlist

    Within a week, you receive a curated property and community shortlist built from the criteria you set on the discovery call: geography, scale, budget, property type.

  3. Step 03

    Visit + tour

    A tightly-scheduled in-market visit covering the shortlisted communities and a calibrated set of property viewings. Half-day area tours plus property showings, paced to your trip.

  4. Step 04

    Offer + close

    Once you've identified the right property, we handle offer drafting, negotiation, inspections, and coordinated closing: same end-to-end representation as the residential track.

  5. Step 05

    Move-in support

    First 90 days: introductions, vendor recommendations, and the small-but-meaningful follow-through that turns a closing into actually being settled.

What concierge relocation covers

  • Pre-arrival market research

    Curated property shortlist assembled before you board the plane, built around the criteria you give us: budget, location, property type, and the features that matter to you.

  • Community information on request

    Each Atlantic-coast town has a distinct character, and the differences are documentable: price range, property age, proximity to the water, whether amenities are club-operated. Name any community on the corridor and we will give you what we can source on it. You decide which ones to tour.

  • Coordinated viewing trips

    Half- or full-day area tours of the shortlisted geographies, followed by tightly-scheduled property viewings during your visit window. Airport-area accommodation recommendations included.

  • Vendor introductions

    Local inspectors, FL-licensed lenders, real estate attorneys, surveyors, and other coordinated introductions on request, pre-vetted and introduced when you need them, not after.

  • How club membership works

    In a club community, membership is arranged separately with the club and is not conveyed with the purchase of a residence. Admission is entirely at the club's discretion under its own process. We will tell you what is publicly documented, and we make no representation about availability, cost, or any outcome.

  • Post-close transition support

    First 90 days after closing: contractor referrals, utility setup pointers, neighborhood introductions where appropriate. The handoff doesn't end at signing.

The brief is usually the same: a primary or seasonal residence on this coast, with the geography narrowed and the shortlist built before any travel is booked.

We work mostly with buyers in the $1M – $20M range, though the relocation framework scales down to $500K+ inventory in the right markets.

We serve Florida's Space Coast and Treasure Coast, based in Melbourne, Florida. That includes Melbourne, Melbourne Beach, Indialantic, Merritt Island, and Cocoa Beach to the north, and Vero Beach, Orchid, Indian River Shores, and Stuart to the south, along the barrier islands and mainland communities in between.

Yes. Barrier island and private-community properties, including gated and club communities along the Space Coast and Treasure Coast, are a core part of our business. We work with community management and local title professionals familiar with each community's specific requirements.

Since August 2024, national MLS rules require a signed, written buyer representation agreement before touring homes with an agent, and compensation is no longer displayed on the MLS. As your buyer's agent, we discuss compensation with you directly before you tour any property, so there are no surprises later in the process.
