What you should know.
Our fee is a flat amount negotiated once, in writing, before you sign, and it delivers full-service representation at any price point. What you pay is set directly with us and agreed up front, so you know the exact figure before the listing agreement is signed.
The fee covers listing strategy, MLS placement, showing coordination, contract negotiation, and transaction management through closing. Photography, video, and staging are coordinated by us but paid directly by the seller, so you see exactly what every marketing dollar buys instead of folding it into a percentage.
Every listing has one agent and one accountable person. The agent you meet stays with your file start to finish, and Bruce Malyon, Broker/Owner, is personally involved in each transaction. There's no hand-off to a transaction coordinator or a different team member partway through.
Yes. Not every residence reaches the open market on the same timeline. Tell us what you are looking for and we will tell you what is actually available, including anything we can document that is not yet listed. Any decision to list on or off the MLS follows the rules of the local MLS and is made with the seller's informed consent.
