This Cookie Policy explains how MaxxCity Realty LLC (“MaxxCity Realty,” “we,” “us”) uses cookies and similar technologies on websites we own and operate. It should be read together with our Privacy Policy.

1. What Cookies Are

A cookie is a small text file that a website places on your device when you visit. Cookies allow the site to remember your actions and preferences (such as language, font size, or previously viewed pages) over a period of time, so you do not have to re-enter them each time you return.

We use the term “cookies” in this policy to refer to cookies and to similar technologies such as web beacons, pixels, local storage, and tags that perform comparable functions.

2. Categories of Cookies We May Use

Strictly necessary

These cookies are required for the site to operate: for example, to remember information you have entered into a form as you move between pages or to keep the site secure. The site cannot function properly without them, and they cannot be disabled in our systems.

Performance and analytics

We use Google Analytics 4 (GA4) to understand how visitors interact with our site (which pages are most popular, where visitors come from, what device and browser they use, and how they move through the site) so we can improve the experience. GA4 collects data including page views, referring URLs, approximate geographic location derived from IP address (city/region only, not exact), device class, browser type, screen size, session duration, and the path of pages visited within a session. We have configured a fourteen-month retention period for this data. You can opt out of GA4 tracking entirely using the Google Analytics Opt-out Browser Add-on.

Third-party cookies

Some pages embed content from third-party services. Here is exactly what each one does.

Google Maps and YouTube, which show our office location and the property film, are both provided by Google, and both are handled the same way. Whether they load on their own depends on where you are visiting from, on the same basis as analytics above.

If you are visiting from the EEA, the UK, Switzerland or Canada, or your browser sends a Global Privacy Control signal, neither one loads. Each is replaced by a placeholder naming the provider, and it loads only if you press the button on it. That press is what allows Google to set cookies or store data on your device and to see your IP address, and it applies to that one embed on that visit only. It is not remembered. Every placeholder also offers a plain link that opens the map or the film in a new tab instead, so you can reach either without loading anything here.

Visiting from anywhere else, both load with the page, and Google receives your IP address and the address of the page you are on when they do. You can still stop that on any given page by not visiting it, and the plain links above remain available.

Cloudflare Stream delivers the short ambient video loop and the homepage preview on our listing sites, and it loads with the page. It is not placed behind a button. Cloudflare receives your IP address and may set cookies on its own domain when it loads. Cloudflare already serves this entire site, so it receives your IP address in any case.

3. How to Control Cookies

You can manage cookies in several ways:

• On this site. Analytics is off until you allow it if you are visiting from the EEA, the UK, Switzerland or Canada, where a banner asks first. Everywhere else it is on by default and you can switch it off at any time using the analytics control in the footer of any page. It reads Withdraw analytics consent while analytics is on, and Cookie Settings otherwise. Switching it off also deletes the analytics cookies already stored for this site. If your browser sends a Global Privacy Control signal we treat that as a refusal automatically and do not ask.
• Embedded maps and the property film. Google Maps embeds and the YouTube film do not load until you press the button on their placeholder, so they store nothing unless you ask for them. The short ambient video loop and homepage preview, delivered by Cloudflare Stream, are not gated this way and load with the page; see Section 2 for what that means.
• Browser settings. Every major browser lets you view, manage, and delete cookies. You can usually find these controls in your browser’s “Settings,” “Preferences,” or “Privacy” menu. Useful guides: Chrome, Firefox, Safari, Edge.
• Do Not Track. Most browsers offer a Do Not Track signal. There is no industry-wide standard for how websites must respond, and this site does not act on it. Use the analytics opt-out below instead.
• Analytics opt-out. We use Google Analytics 4 (see the Performance and analytics section above). You can opt out of GA4 tracking site-wide via the Google Analytics opt-out browser add-on at tools.google.com/dlpage/gaoptout.

Disabling cookies may prevent certain parts of the site from functioning as intended.

4. Changes to This Policy

We may update this Cookie Policy from time to time to reflect changes in the technologies we use or in applicable law. Updates will be posted on this page with a revised effective date.
