Orchid Island took shape in 1990, within the incorporated Town of Orchid, a small barrier-island municipality established in 1965 45, north of Vero Beach city proper. It is a small, largely built-out community, with residences falling into three principal address types: oceanfront (the largest and most expensive), riverfront, and golf-and-village interior.
The community's golf, beach, and racquet facilities are owned and operated by a private club. Membership is arranged separately with the club and is not part of a real estate transaction.

The lots
Orchid Island's residential inventory falls into three principal categories, each with its own physical character. For context on the wider market, public data puts the barrier-island (ZIP 32963) single-family median near $1.5M as of July 2026 6. Where any specific address sits today is a question for a broker with current inventory in hand, not a number to publish.
Oceanfront (Beachside Drive)
The oceanfront row sits along Beachside Drive on the east side of the community. Lot widths vary from roughly 75 feet to 122 feet of direct Atlantic frontage; lot depths vary from roughly 200 to 300 feet between A1A and the dune line 7. Depth is the more decisive of the two dimensions, and it is the one buyers most often overlook. A 100-foot-wide lot with 300 feet of depth holds a meaningfully larger and better-composed residence than a 120-foot-wide lot with 200 feet of depth: the extra depth is what allows a full pool terrace, room between the residence and the dune line, and a motor court to coexist without crowding each other. Riverfront (Indian River Drive)
The riverfront row, on the west side of the community, faces the Indian River Lagoon, one of the most biologically diverse estuaries in North America 23, and looks toward Pelican Island, established in 1903 as the first national wildlife refuge in the United States 1. Many residences have private docks. Riverfront pricing generally sits below the oceanfront row, and buyers often cite two practical advantages: less salt exposure on mechanicals, and direct boating access to the lagoon.
Golf-and-village interior
The interior residences are positioned along the golf course, the central lakes, or the inner village streets. Square-foot pricing here is more approachable than the waterfront tiers, and the architectural inventory is generally more recent and more consistent. Interior buyers often emphasize the day-to-day practicality: no direct ocean salt, and a shorter walk to the community's facilities.
